Rules and Regulations

Licensee shall comply with and cause its employees, agents, representatives, guests, contractors, and/or any and all invitees to comply with the following Rules and Regulations set forth for the Space and Building, including any amendments made by Licensor from time to time.

GENERAL

Licensee acknowledges and agrees to:

  • a. Abide all directives from the Licensor regarding security and other common matters.
  • b. Schedule meeting rooms using the designated web interactive program. Availability is on a first-come, first-served basis.
  • c. Use only telecommunication systems and services as provided by Licensor unless Licensee contracts directly with approved telecommunication providers operating within the Building.

Licensee acknowledges and agrees NOT to:

  • a. Alter, modify, repair, or relocate wiring without the prior written consent of Licensor.
  • b. Place any advertising or identifying signs in or about the Space or the common areas of the Building.
  • c. Disturb, solicit, or canvass any occupant of the Building.
  • d. Use the Space for lodging, sleeping, or for any immoral or illegal purposes.
  • e. Add locks or bolts of any kind to doors or windows within the Building or the Space.
  • f. Use Internet service and any other service for obscene or unlawful purposes.
  • g. Smoke within 25 ft of building entrances or adjacent to any operable windows on the Property.
  • h. Use, keep, or permit the use of any foul or noxious gas or substance in the Space.
  • i. Use any method of heating or air conditioning other than that provided by the Building.
  • j. Bring any bicycles, scooters, mopeds, segways, or any other vehicles of any kind inside the Building, and shall park only in the designated bike area or at the exterior of the Building.
  • k. Waste electricity or water at the Building and/or Space.
  • l. Bring firearms or explosives of any kind onto the Property.
  • m. Place or affix any signs directly on the window(s) and/or doors to the Space.
  • n. Place a microwave or other cooking equipment within the Space.
  • o. Open entry doors to anyone not personally known to them.
  • p. Engage in cryptocurrency mining.
  • q. Use or permit the usage of any illegal drug or substance in the Space or in the Building and shall not make or permit any unreasonable or unnecessary noises or odors in or upon the Space or the Building.
  • r. Commit, or suffer to be committed, any waste upon the Space or any nuisance (public or private) or other act or thing of any kind or nature whatsoever that may disturb the quiet enjoyment or cause unreasonable annoyance of any other occupants in the Building.

GOOD CARE

You must take good care of and not damage, waste or make any changes to the Space or Building. You shall not alter, add, replace, remove or damage any furnishings, equipment or other personal property located in, on or around the Space or the Building. If any damage (beyond normal wear and tear) to the Space or the Building should occur while in your care, custody or control, you agree to pay reasonable repair/replacement costs and to notify the Licensor immediately upon discovery of such damage occurring, but no later than 8 hours later. You are liable for any damage caused by you or your Invitees to the Space, or the Building. YOU DISCLAIM AND WAIVE ALL WARRANTIES WITH RESPECT TO THE LICENSOR PERSONAL PROPERTY, BOTH EXPRESS AND IMPLIED, INCLUDING BUT NOT LIMITED TO, WARRANTIES OF MERCHANTABILITY AND FITNESS FOR A PARTICULAR PURPOSE.

BUILDING SYSTEMS

Toilets, showers, sinks and appliances must be solely used for their intended purposes. No foreign substances of any kind should be thrown into them. Licensees and/or its agents, employees, or any and all other invitees will bear the cost of any breakage, stoppage or damage resulting from any violations.

SECURITY PROTOCOLS

Licensee, its employees, agents, representatives, guests, contractors, and/or any and all invitees shall at all times comply with the building's security measures and protocols, including but not limited to the following:

  • a. Keeping all exterior doors, windows, and other access points securely closed and locked at all times, unless actively in use.
  • b. Ensuring that no unauthorized persons are allowed access to the Building.
  • c. Reporting any security breaches, incidents, or damage to security equipment to the Licensor immediately.

Licensee acknowledges that maintaining the security of the Building is essential to the safety and well-being of all occupants and to the protection of the property. If Tenant fails to adhere to these security protocols, the following penalties may apply:

Penalty Structure:

First Violation: A written warning will be issued to the Licensee outlining the specific security breach.

Subsequent Violations: In the event of further breaches or failure to comply with the security measures after the warning, Licensee shall be liable for a fine of $1,000 per occurrence, as determined by the Licensor. The fine will be assessed for any of the following:

  • a. Leaving an exterior door or security door open or unlocked.
  • b. Any breach of Building security protocols deemed a risk to the safety of the Building or its occupants.

In addition to the fines, Licensor reserves the right to take further action, including but not limited to changing locks, increasing security measures, or other steps to mitigate risks, at Licensee's expense if repeated violations occur.

Licensee agrees to cooperate fully with any additional security measures implemented by the Licensor to maintain the safety of the building.
